Globe Residency REIT Profit Rises 7% To Rs578 Million In FY26 With Higher Revenue Growth

Globe Residency REIT (PSX: GRR) recorded a 7% increase in profit after taxation for the financial year ended June 30, 2026, with net profit reaching Rs578.18 million compared with Rs539.23 million in FY25. The trust’s earnings per unit also increased to Rs4.13 from Rs3.85, representing growth of more than 7% during the year. The Board of Directors approved a final cash dividend of Rs4 per unit, equivalent to 40%, for FY26. 

Globe Residency REIT posted substantial growth in its top line during the year, with revenue from contracts with customers rising 83% to Rs4.80 billion from Rs2.63 billion in FY25. However, cost of sales more than doubled to Rs4.06 billion from Rs1.95 billion, limiting the increase in gross profit to 9%, reaching Rs736.51 million compared with Rs674.50 million previously. Administrative and operating expenses remained relatively stable, increasing only 3% to Rs148.78 million. 

Net operating income consequently increased 11% to Rs587.73 million from Rs529.84 million, while other income declined 18% to Rs59.53 million. Several management and trustee-related costs decreased during the year, including remuneration of the REIT Management Company and Central Depository Company of Pakistan as trustee. Meanwhile, the Securities and Exchange Commission of Pakistan fee increased 25% to Rs6.22 million and marketing expenses rose 25% to Rs13.01 million. Credit loss allowance also increased significantly to Rs12.07 million from Rs3.89 million. 

Despite higher costs in several areas, Globe Residency REIT reported profit before taxation of Rs583.49 million, up 7% from Rs544.74 million in FY25. Taxation declined slightly to Rs5.30 million from Rs5.51 million, allowing profit after taxation to reach Rs578.18 million. The results show that the trust delivered moderate bottom-line growth alongside a substantial increase in revenue during FY26, while the approved Rs4-per-unit final dividend provides a direct distribution to unit holders.
